VALUE REBUTTAL FORM
Please complete this form for addressing issues with an appraisal’s final
value. Olde City Lending Solutions’ QC Department will give full consideration
of all appraisal disputes. Olde City will consider Value Rebuttals that have merit
and include concerns over any perceived or real error or omission in the appraisal
report or pertinent data that illustrates a potential variance in the final value
estimate. Olde City cannot entertain requests for higher values that do not contain
additional relevant, reasonable, or reliable data that is applicable to the appraisal
assignment being addressed.
Requirements:
1. Value rebuttal has to be 10% of the appraised value or greater.
2. Submission should include up to three appropriate comps sold with sale date and
days on market. Only new sales comparables or listings or other factual data not
previously considered by the appraiser can be the basis of a value rebuttal request.
3. Sale comps must have closed prior to the effective date of the appraisal, but
no later than 90 days.
4. Submission of Value Rebuttal Form must be made within 2 weeks of receipt of the
full appraisal. If this form is not returned with 2 weeks of appraisal receipt;
rebuttal opportunity is eliminated.
